No slump in Edmonton’s property market as numbers begin to cool
There were a total of 2,591 residential unit sales in the Greater Edmonton Area (GEA) real estate market during August 2024, an 11.8% decrease from July 2024, but still 15.8% higher than August 2023. New residential listings amounted to 3,467, down 7.0% from July 2024, and up 7.7% higher from August 2023. Overall inventory in the GEA decreased 1.2% month-over-month and is tracking 13.8% lower than August 2023.
The total number of Detached unit sales was 1,468, a decrease of 14.1% over the previous month but showing an increase of 12.5% over the previous year. Semi-detached unit sales decreased 7.0% month-over-month and showed an increase of 18.8% year-over-year. Row/Townhouse unit sales decreased 3.5% compared to July 2024 and sold 19.2% more than August 2023. Apartment Condominium unit sales were still 22.6% higher than the previous year but were down 14.5% from July 2024.
Total residential average prices came in at $435,094, a 1.2% decrease from July 2024, and a 9.1% increase from August 2023. Detached homes averaged $546,101, decreasing 1.1% from July 2024 and up from the previous year by 10.2%. Semi-detached units sold for an average of $414,526, increasing 1.9% from the previous month, and up 10.9% year-over-year. Row/townhouse prices fell 0.5% from July 2024 but are sitting 14.7% higher than August 2023 with an average selling price of $290,569. Apartment Condominium average prices dropped slightly to $203,742, a 0.3% decrease over last month and coming in 5.1% higher than the previous year.

Edmonton’s Housing Supply Tightens as Number of Sales Sees Late Summer Rebound
There were a total of 2,941 residential unit sales in the Greater Edmonton Area (GEA) real estate market during July 2024, a 3.5% increase from June 2024, and 27.1% higher than July 2023. New residential listings amounted to 3,729, up 2.9% from June 2024, and 13.2% higher than July 2023. Overall inventory in the GEA decreased 1.4% from June 2024 and is tracking 15.1% lower than July 2023.
The total number of Detached unit sales was 1,708, an increase of 2.8% over the previous month, and 23.5% higher than the previous year. Semi-detached unit sales decreased 6.6% month-over-month and showed an increase of 13.0% year-over-year. Row/Townhouse unit sales increased 4.7% compared to June 2024 and sold 52.0% more than July 2023. Apartment Condominium unit sales were still 32.3% higher than the previous year and 11.7% higher than June 2024.
Total residential average prices came in at $440,466, a 0.4% increase from June 2024, and a 7.7% increase from July 2023. Detached homes averaged $552,031, increasing 2.3% from June 2024 and up from the previous year by 9.8%. Semi-detached units sold for an average of $406,906, decreasing 3.6% from the previous month, and up 7.4% year-over-year. Row/townhouse prices rose 0.7% from June 2024 and 10.6% from July 2023, selling at an average of $292,072. Apartment Condominium average prices hit $204,315, decreasing 3.4% over last month and coming in 4.9% higher than the previous year.

Home Sales Slow While Prices Remain Strong
There were a total of 2,847 residential unit sales in the Greater Edmonton Area (GEA) real estate market during June 2024, an 11.4% decrease from May 2024, but still 10.0% higher than June 2023. New residential listings amounted to 3,712, a 14.2% drop from May 2024, and 2.6% higher than June 2023. Overall inventory in the GEA increased 1.9% from May 2024, but is still 15.9% lower than June 2023.
Detached unit sales totalled 1,661, a decrease of 12.3% over the previous month, and 4.5% higher than the previous year. Semi-detached unit sales decreased 5.9% month-over-month and showed an increase of 7.4% year-over-year. Row/Townhouse unit sales also decreased 6.5% compared to May 2024 but sold 37.2% more than June 2023. Apartment Condominium unit sales were still 13.6% higher than the previous year but decreased 16.7% from May 2024.
Total residential average prices came in at $438,973, a 0.6% decrease from May 2024, and 6.6% increase from June 2023. Detached homes averaged $539,468, decreasing 1.3% from May 2024 and up from the previous year by 7.9%. Semi-detached units sold for an average of $422,321, increasing 2.0% from the previous month, and up 10.3% year-over-year. Row/townhouse prices dropped 1.5% from May 2024 and rose 12.7% from June 2023, selling at an average of $290,249. Apartment Condominium average prices hit $211,583, increasing 2.3% over last month and coming in 8.5% higher than the previous year.

Housing Market Activity, Prices Continue To Climb in 2024
There were a total of 3,220 residential unit sales in the Greater Edmonton Area (GEA) real estate market during May 2024, showing increases of 3.3% over April 2024, and 18.9% over May 2023. New residential listings amounted to 4,325, a number 13.4% higher than in April 2024, and 12.6% higher than May 2023. Overall inventory in the GEA increased 6.9% from April 2024, but is still 17.1% lower than May 2023.
Detached unit sales totalled 1,894, an increase of 2.4% over the previous month, and 12.5% higher than the previous year. Semi-detached unit sales increased 3.2% month-over-month and showed an increase of 19.4% year-over-year. Row/Townhouse unit sales also increased 6.1% compared to April 2024 and 21.2% compared to the previous year. Apartment Condominium unit sales also increased 45.8% over May 2023, and 4.5% over the previous month.
Total residential average prices came in at $441,350, a 2.2% increase from April 2024, and 5.0% increase from May 2023. Detached homes averaged $546,390, increasing 3.0% from April 2024 and up from the previous year by 6.8%. Semi-detached units sold for an average of $414,116, increasing 1.8% from the previous month, and up 8.4% year-over-year. Row/townhouse prices remained steady, showing no change from April 2024 but coming in 16.2% higher compared to May 2023, selling at an average of $294,742. Apartment Condominium average prices hit $206,591, increasing 2.6% over last month and coming in 6.9% higher than the previous year.

Housing Market Shows Strong Sales, Still Moderate Prices
There were a total of 3,128 residential unit sales in the Greater Edmonton Area (GEA) real estate market during April 2024, showing increases of 27.1% over March 2024, and 54.9% over April 2023. New residential listings amounted to 3,909, a number 11.2% higher than in March 2024, and 13.7% higher than April 2023. Overall inventory in the GEA increased 2.7% from March 2024, but is still 20.5% lower than April 2023.
Detached unit sales totalled 1,858, an increase of 27.1% over the previous month, and 51.4% higher than the previous year. Semi-detached unit sales increased 33.6% month-over-month and showed an increase of 61.7% year-over-year. Row/Townhouse unit sales also increased 13.9% compared to March 2024 and 46.4% compared to the previous year. Apartment Condominium unit sales also increased 72.5% over April 2023, and 33.2% over the previous month.
Total residential average prices came in at $431,387, a 2.5% increase from March 2024, and 5.4% increase from April 2023. Detached homes averaged $529,957, increasing 2.5% from March 2024 and up from the previous year by 5.8%. Semi-detached units sold for an average of $406,674, falling 0.5% from the previous month, but up 7.4% year-over-year. Row/townhouse prices were up 4.2% from March 2024 and 12.5% when compared to April 2023, selling at an average of $294,417. Apartment Condominium average prices hit $200,968, increasing 3.5% over last month and coming in 3.7% higher than the previous year.

Numbers Give Clear Indication That Spring Market Has Begun
There were a total of 2,467 residential unit sales in the Greater Edmonton Area (GEA) real estate market for March 2024, showing increases of 25.6% over February 2024, and 35.7% over March 2023. New residential listings amounted to 3,597, a number 32.4% higher than in February 2024, and 8.9% higher than March 2023. Overall inventory in the GEA increased 10.7% from February 2024, but is still 15.4% lower than March 2023.
Detached unit sales totalled 1,462, an increase of 26.1% over the previous month, and 36.8% higher than the previous year. Semi-detached unit sales increased 34.9% month-over-month and showed an increase of 43.9% year-over-year. Row/Townhouse unit sales also increased 29% compared to February 2024 and 31.4% compared to the previous year. Apartment Condominium unit sales also increased 30.8% over March 2023, and 14.9% from the previous month.
Total residential average prices came in at $420,959, a 3.4% increase from February 2024, and an 8% increase from March 2023. Detached homes averaged $517,131, increasing 1.7% from February 2024 and up from the previous year by 6.7%. Semi-detached units sold for an average of $408,555, an 11.5% increase year-over-year, and a 6.1% increase from the previous month. Row/townhouse prices were up 2.5% from February 2024 and 13.9% when compared to March 2023, selling at an average of $282,557. Apartment Condominium average prices hit $194,101, increasing 7% over last month and coming in 0.6% higher than the previous year.

There were a total of 1,966 residential unit sales in the Greater Edmonton Area (GEA) real estate market for February 2024, showing increases of 36.9% over January 2024, and 52.6% over February 2023. New residential listings amounted to 2,762, a number 27.7% higher than in January 2024, and 9.3% higher than February 2023. Overall inventory in the GEA increased 5.8% from January 2024, but is still 14.3% lower than February 2023.
Detached unit sales totalled 1,159, a number 32.5% higher than the previous month, and 60.5% higher than the previous year. Semi-detached unit sales increased 36.2% month-over-month and showed an increase of 28.0% year-over-year. Row/Townhouse unit sales also increased 44.6% compared to January 2024 and 49.2% compared to the previous year. Apartment Condominium unit sales also increased 46.7% over February 2024, and 48.0% from the previous month.
Total residential average prices came in at $407,458, a 2.3% increase from January 2024, and a 10.4% increase from February 2023. Detached homes averaged $508,411, increasing 5.2% from January 2024 and up from the previous year by 10.7%. Semi-detached units sold for an average of $385,163, a 7.7% increase year-over-year, and a 1.8% increase from the previous month. Row/townhouse prices were up 2.4% from January 2024 and 9.7% when compared to February 2023, selling at an average of $275,735. Apartment Condominium average prices hit $181,347, decreasing 5.7% over last month and coming in 3.2% lower than the previous year.

Slow And Steady Numbers a Good Sign for 2024
Total residential unit sales in the Greater Edmonton Area (GEA) real estate market for January 2024 came to 1,439, an increase of 17.5% from December 2023, and 46.8% higher than January 2023. New residential listings amounted to 2,195, a number 49.3% higher than in December 2023, and 2.3% lower than January 2023. Overall inventory in the GEA decreased 1.9% from December 2023 and 12.1% from January 2023.
For December, detached unit sales totalled 876, higher than the previous month by 25.0%, and up 51.0% from the previous year. Semi-detached unit sales held steady at just 0.7% higher month-over-month but showed an increase of 41.0% year-over-year. Row/Townhouse unit sales had a similar nominal increase of 0.5% compared to December 2023 and an increase of 31.1% from the previous year. Apartment Condominium unit sales also saw a significant year-over-year increase coming in at 50.0% over January 2023, and increased 16.9% from the previous month.
Total residential average prices came in at $398,724, a 2.5% increase from December 2023, and a 7.6% increase from January 2023. Detached homes averaged $484,365, decreasing 1.0% from December 2023 and up from the previous year by 7.3%. Semi-detached units sold for an average of $378,421, resulting in a 6.6% increase year-over-year, and a 4.0% increase from the previous month. Row/townhouse prices were up 2.8% from December 2023 and 8.6% when compared to January 2023, selling at an average of $268,948. Apartment Condominium average prices hit $192,660, increasing 12.8% over last month and 1.1% higher than the previous year.

December Market Busier Than Usual, Not Enough To Outpace 2022 Activity
Total residential unit sales in the Greater Edmonton Area (GEA) real estate market for December 2023 came to 1,229, decreasing from November 2023 by 24.4%, but showing an increase of 25.2% over December 2022. New residential listings amounted to 1,497, which is 28.3% lower than November 2023, and 27% higher than December 2022. Overall inventory in the GEA showed decreases of 6.7% from December of last year and 15.2% from November 2023.
For December, detached unit sales totalled 701, a decrease of 24.4% from November 2023, but up 22.6% from the previous year. Semi-detached unit sales were down 16.7% month-over-month but showed an increase of 42.9% from December 2022. Row/Townhouse unit sales were down 19.2% from November 2023 and up 44.0% year-over-year. Apartment Condominium unit sales saw numbers decrease as well, down 33.7% from last month and up only 9.6% compared to December 2022.
Total residential average prices came in at $388,637, a 2.0% increase from November 2023, and a 3.5% increase from December 2022. Detached homes averaged $489,392, amounting to a 3.8% year-over-year increase, a 2.2% increase from November 2023. Semi-detached sold for an average of $364,115, resulting in a 1.6% increase year-over-year, and a 0.5% increase from the previous month. Row/townhouse prices were down 4.0% from November 2023 and increased 9.9% when compared to December 2022, selling at an average of $260,959. Apartment Condominium average prices hit $170,408 showing decreases of 0.4% from last month and 5.2% from last year.

YEG Real Estate Market Sees Month-over-Month Dip in Sales, Prices, and Inventory Amidst Seasonal Trends
Total residential unit sales in the Greater Edmonton Area (GEA) real estate market for November 2023 came to 1,637, decreasing from October 2023 by 9.1%, but showing an increase of 28.5% over November 2022. New residential listings amounted to 2,126, which is 20.8% lower than October 2023, and 7.9% higher than November 2022. Overall inventory in the GEA showed decreases of 14.5% from November of last year and 12.9% from October 2023.
For November, detached unit sales totalled 932, a decrease of 11.7% from October 2023, but up 22.1% from the previous year. Semi-detached unit sales were down 15.2% month-over-month but showed an increase of 21.7% from November 2022. Row/Townhouse unit sales were down 10.1% from October 2023 and up 32.4% year-over-year. Apartment Condominium unit sales saw numbers increase 55% from last year and 1.7% since October 2023.
Total residential average prices came in at $380,827, a 0.4% decrease from November 2022, and a 3.9% decrease from October 2023. Detached homes averaged $478,874, amounting to a 2.4% year-over-year increase, but a 1.6% decrease from October 2023. Semi-detached sold for an average of $362,209, resulting in a 0.3% increase year-over-year, and a 6.1% decrease from the previous month. Row/townhouse prices were up 4.8% from October 2023 and increased 12.3% when compared to November 2022, selling at an average of $271,092. Apartment Condominium average prices hit $172,024 showing decreases of 15.5% from last month and 10.5% from last year.
